
I remember the day that we decided we would build our own home - the rush of adrenaline, so much anticipation for what lied ahead. Unfortunately, there was also the sticker shock. If you are anything like me, you have probably asked yourself,
Can I really afford to build a home?
I'll let you in on a secret: My husband and I are teachers. We are not rich, nor do we have any family or friends in construction ready to do the work for us. We are really budget conscious and were worried that we would get in over our heads financially.
After meeting with a couple of general contractors....
The answer to our question was NO. In fact, the builders we met with quoted us over our budget, and didn't include necessities for us like septic, well, and landscaping.
BUT,
Then a friend of a friend mentioned that we should look into being our own contractors to save money on the total cost of the home. After doing some research and looking at the cost estimates of the builders we had spoken with, it was pretty clear that we wouldn't be saving just a few thousand dollars on the total price of our home. We would most likely save tens of thousands! (Spoiler: We would go on to save $50,000 on our custom home.)
Needless to say, I was very intrigued, but I had a ton of questions that you may also have like,

I had to figure out the answers to these questions on my own, but you DON'T!
After doing hours of research, making dozens of phone calls, and wrestling with this idea of working as our own general contractor, we decided to move forward and learn as we go.
At each step in the process, I struggled with question after question. I knew that people did this all the time, BUT HOW? There were some resources online, but most of the good information, I found by talking with subcontractors and others in construction in our area.
Our hard work paid off big time, and we were able to build our dream home, our way, and save a ton of money in the process.
